What to bring, what to send, and what to confirm before you sit down at the table. Print it, forward it to your client, or work down it with us on the phone.

We will never email you new wiring instructions or ask you to change them.

Before sending any funds, call our office at (757) 486-3333 using a number you dialed yourself, not one from an email, and confirm the account details with a person you have already spoken to. Wired funds are very difficult to recover.

Buying a home

Most buyer delays come from three things: funds, insurance, and identification. Handle those early and closing day is paperwork.

Funds
Cashier's check or wire to our escrow account. Personal checks are only accepted for small amounts by prior arrangement.
Identification
Every person signing needs an unexpired government photo ID. Names must match the contract exactly.

The two weeks before settlement.

File is open
Title ordered, payoffs requested, HOA contacted. You'll hear from us with the settlement officer assigned to your file.
7 days out
Title work reviewed
We clear exceptions, judgments, and survey issues. If something needs your attention, this is when you hear about it.
Ahead of closing
Figures issued
Settlement statement and cash-to-close sent to you, your agent, and your lender for review.
1 day out
Funds confirmed
Wire initiated or cashier's check obtained. Signing time confirmed at our office, remotely, or wherever you need.
Closing day

Common questions at the table.

Signing takes about 45 minutes for a purchase, less for a refinance or a seller-only closing. Bring your questions. That's what we're there for.

How long does signing take?
About 45 minutes for a financed purchase, 20–30 for a cash purchase or seller-only closing, and roughly 30 for a refinance.
Can I close remotely?
Usually yes. We handle mail-away and remote signings regularly for military transfers and out-of-state parties. Tell us early so we can prepare the package.
When do I get the keys?
On a purchase, after the deed records and funds disburse. For most Virginia closings that is the same day; your agent coordinates the handoff.
When do sellers get proceeds?
Same day for wires initiated before our cutoff, otherwise the next business day. Refinances disburse after the three-day rescission period.
What if a repair isn't finished?
Call us before closing. Options include an escrow holdback, a credit, or a delayed closing, but they all need agreement from both sides in writing.
